A: Most landlords will let out their property under an assured short hold tenancy for 12 months with a 6 month break clause. Often both sides like to see how the relationship settles. A shorter let may have add on rental costs and void periods may increase.
A: Landlords should carry out right to rent checks – a student is permitted if they have leave to remain in the UK that is valid. Generally, a person is not permitted to occupy residential accommodation if they require permission to be in the UK, and do not have it. Fines can be imposed if you get this wrong. This is now an area which most agents should be familiar with and the compliance checks that flow from it.

A: It is always a good idea to go to a tenant referencing company who will carry out detailed checks prior to you letting out the property. They will let you know if the proposed tenant passes.
